1. How do I place an order?

The easiest way to order is to text Joe at 832-794-3113.

Please include the address of the house, the package/service you need, when the house is ready for photo and access info such as code to smart lock or lock box.

Once the information is received Joe will schedule the earliest possible shoot time for your property.

The shoot time is based on weather, facing and design of the property, foliage, position of the sun and other environmental factors.

2. How many photos am I getting?

Our service is not only about capturing the best angle of the property, but also be thorough.

We usually provide 8-10 photos for the exterior of the property, 3-5 photos for each large space such as kitchen and living room, 2-4 photos for small space such as guest bedrooms and office.

Of course, for tiny space such as guest bathrooms and laundry room, we will include at least 1 photo as well.

Most MLS support up to 50 photos per listing and we usually provide more than that so you can choose your favorite for the listing.

Please note, if you are ordering drone shots and twilight shots, or if you have a large property, you can expect a whole lot more good photos to choose from.

3. What is the turn around time?

For most projects, edited photos, videos and 3D Tours will be delivered via google drive download within 24 hours.

Floor plans sometimes take up to 48 to 60 hours.

Our processing may be a bit slower during weekends or holidays, but we aimed to make delivery at the fastest speed possible while maintaining good quality.

4. Who is handling the shoot?

Currently we have 3 real estate experts on the team to create stunning images for your property.

They are Joe, Jeff and Joey.

You are more than welcomed to request your favorite photographer for your projects.

Between the 3 experts, they shot more than 1,200 properties each year.

5. What form of payment do you take?

We take check or Zelle transfer.

For low volume clients, payment is due after delivery of each project.

For high volume recurring clients, you will receive an invoice at the end of each month.

6. How do I get a discount?

Ha! Good Question!

Ordering the popular packages usually provides the best saving.

If you are a high volume recurring client, we usually build another 8 -15% discount to your monthly invoice depending on the total volume.

In short, the more listing you have, the more you save!

7. What kind of stands should I expect?

-We use professional-grade cameras and drones for every shoot.

-Every shoot is handled by our highly trained professional team members.

-We respect the tidiness of each property and wear clean shoes or remove our shoes when indoors.

-We ensure all shades and shutters are open, and all lights are turned on unless the client specifies otherwise.

-We enhance exterior photos by replacing skies with sunny blue skies or dramatic sunsets.

- Our editing style for photos and videos is elegant, clean, and bright unless the client requests a different approach.

- We do not move staging furniture or other heavy items within the property.

-Garages, undersized closets, and tiny half baths are not photographed unless requested by the client.

-Due to HOA and geographic restrictions, we only capture community and surrounding environments using drones.

- If extended travel is required, a travel fee will be charged based on the

distance.

8. As the client, what is my responsibilities?

-The client is responsible for ensuring the property is clean and ready before the scheduled shoot.

-The client must provide the photographer with access to the property through methods such as a door code, a key in a lockbox, or being present in person. Please note that we do not use Supra locks.

-To avoid delays or interference, please refrain from scheduling other home services (e.g., housekeeping, remodeling, power washing, or gardening) on the shoot day.

-The client is responsible for providing instructions for operating special amenities, such as pools or yard lighting, if applicable.

-Additional fees may apply in situations such as failure to provide access to the property, last-minute cancellations, delays, or other conditions caused by the client that disrupt or postpone the photographer's schedule. We value everyone’s time and ask for the same respect in return.
